Brief Overview of Covenants and Restrictions

As  an  owner/member  of  Brantley  Place  HOA,  we  all  agreed  to  abide  by  the  Covenants  and Restrictions  when  we  purchased  our  property.    In  an  effort  to  maintain  the  values  and  preserve the  beauty  of  our  community,  it  is important  that  each  member do  their  part  in adhering to  this set  of  documents.    In  the  Covenants  and Restrictions found  under Architectural Standards & Guidelines, pages 1-25, amended January 17, 2011 and January 16, 2017 are the most common items that should be referred to when determining compliance on a particular project.

 

Membership is mandatory by ownership in Brantley Place.  The annual assessments for 2023 are $1,270 per year payable on January 1st and July 1st and considered late after 30 days of due date.  Any past due assessments will be charged 18% per annum interest plus any additional collection and  legal  costs  incurred  to  collect  the  assessment.    If  you  plan  on  selling  your  home,  all  new buyers  should  be given  a  copy  of  the  Covenants  &  Restrictions  prior  to  closing. These  can  be printed from the website as shown above. There is also an initial fee that is collected each time title transfers.  Make sure that your realtor and/or your buyers is informed of this.

 

Prior written approval of the Architectural Review Board (ARB) as well as full compliance with any published guidelines as they may exist must first be obtained for every exterior alteration or improvement  desired  before  any  work  shall  commence.    This includes  but  is  not  limited  to exterior  paint  finishes,  roofing  materials,  wall  surfaces  and  window  units  of  the  primary dwelling,  attachments,  other  buildings,  and  driveways  on  the  Property.    An  application  is included in this publication for your reference,and you may also download an ARB application from the website.

Brantley Place is a beautiful gated  community of fifty-six lots located in Altamonte Springs, Florida, Seminole County. Amenities include a caring Homeowners Association, Protective Covenants, tennis courts, and natural Florida wildlife including deer, bears and foxes.
