ABIDE BY THE PROTECTIVE COVENANTS AND ARB GUIDELINES***. 

 

Some of the areas covered by the Guidelines are:

  • Street Parking of vehicles during the day and evening hours.
  • Painting of houses, color selections, and prior review. Must use approved color palette. Call management office to obtain.
  • Fences and lighting of your home
  • A Blanket prohibition about the removal of trees over a certain size.
  • Approval of landscaping and improvement plans prior to commencement of construction.
  • Yard ornaments and sculptures.
  • Signs and holiday decorations.
  • Lawn and house maintenance requirements and standards.
  • Your agreement to be responsible for the actions of any of your guests and/or invitees into our private neighborhood.

Don’t just assume: ASK before you build, change your house or landscaping, or create a situation that may affect your neighbors.  Working together is the best way to keep harmony in the neighborhood and enhance all our property values.

 

The ARB committee has an approved color palette for exterior house painting. Anyone wanting to repaint their home will need to select from the new color palette. You may contact Carey Arzonico to view it. A lot of time and effort went into the creation of this color palette trying to include acceptable current colors within the subdivision and newer trends in the marketplace. If a member wants to borrow the palette, there is a $100 deposit payable in check to Brantley Place HOA or cash for the purpose of assuring the palette is returned within a two week period.  If not returned, the deposit will be forfeited and deposited into the Brantley Place operating fund.


APPLICATION FORM REQUIREMENTS

 

One of the responsibilities of your Homeowner’s Association is the enhancement of the property values through preservation of the architectural integrity of the overall design of the community.  The architectural character of the community is established by the architects who originally designed it, and the Brantley Place Architectural Review Board has been established to oversee the Planning Criteria as outlined in the Covenants & Restrictions.  The standards are not intended to stifle the imagination or creative desires of the residents of the community nor be unduly restrictive, but, rather to help maintain the appearance of the overall community and thereby the value of your property.

 

WHAT NEEDS APPROVAL?

 

The best answer to this question comes from the Declaration of Protective Covenants & Restrictions for Brantley Place under ARTICLE VI ARCHITECTURAL REVIEW BOARD beginning with page 21.

 

“No building, fences, wall or other structure shall be commenced, erected or maintained upon the Property, nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same shall have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography by the Architectural Review Board as hereinafter defined.”

 

APPLICATION PROCEDURE

1. Fill out the attached application form.
2. Attach one copy of your plan (including details listed below) and plot plan or survey of your home and lot with your application.  (Plot    plan is not necessary for painting or roof replacement requests.)
3. Email, fax, mail or deliver application and plans to the:

4. No oral requests will be considered.

5. No application will be considered without all of the above.
6. Approval of your request by the ARB must be sent to you in writing prior to commencement of any work.


REVIEW OF PLANS

The detail of information contained in the application must include the following:

“The plans and specifications showing the nature, type, shape, height, materials, and location of the same.” 

If painting is part of the request, color samples must be included.

 

The Architectural Review Board will review your completed application and will respond within 30 days of receipt of application.
